How to Create a Listing

This guide covers how to create a listing transaction in GIC if you are a logged in user. If you're a Deal Room agent, go to the Deal Room - Listing help articles.

Step-by-Step Guide — Create a Listing:

1. Start a New Transaction

  • Begin from your home dashboard or transactions tab.

  • Click 'Create Transaction' from the home dashboard or 'New Transaction' in the transactions tab.

  • Alternatively, go to the clients tab, select a client, and click 'Create Transaction with Client'.

2. Search for the Listing

  • If the listing is in the MLS, search by MLS number.

  • If not, search by address or enter the property address manually — you can always link it with the MLS number later.

3. Select the Property

  • Once you search by either MLS or address, a list of matching properties will appear.

  • Select the correct property, and click 'Continue'.

4. Identify Your Clients

  • If you've already added your client to GIC (i.e. Existing Client):
    click into the 'search for an existing client' bar and type your client name, then select them from the drop down list.

  • If you have not added your client to GIC (i.e. New Client):

    • Click 'Create a New Client' at the bottom of the modal.

    • Choose the client type:

      • Individual (single person)

      • Group (multiple individuals, like married couple or family members)

      • Legal Entity (holding company, trust, LLC, or other legally incorporated entity)

5. Enter Client Information

  • For an individual:

    • Enter the client's full legal name and email, then click Continue.
  • For a group:

    • Enter both clients' full legal names as the group name

    • Then click 'add a second signer' so that each individual has a line

    • Enter both clients names and emails in their respective fields, then click Create Group.

  • For an entity:

    • Enter the full legal name of the company as it was incorporated

    • Add a signatory line for however many legal signatories will be signing on behalf of the entity

    • Enter the signatory's name and email in their respective fields, then click Create.

** NOTE: If clients share an email, you can enter the same email for the email fields of both clients. **

6. Confirm Client Link to the Listing

  • The individual, group, or entity will now automatically show up as linked to the listing.

  • Confirm the client details then click 'Continue'.

7. Add Documents

  • Click 'Create and Add Docs' to launch the document quick start window (or skip and add docs later).

  • Select documents to add to your listing from the browser, then click 'Add Documents'.

    • If you have a documents bundle template saved, select it from the template dropdown of the documents browser to automatically check documents to include.

8. Transaction Created

  • You'll be taken into your newly created listing transaction.

  • From here, fill out the Exclusive Right to Sell and send to your clients for signature.

  • Once signed, publish the listing within GIC using the 'Publish' button at the top right of the listing. Share your listing with buyer's agents in two ways:
